Good morning,
I'm Chris and as the header suggests, I'm in North Texas. I was in a former life a commercial electrician but am now a franchise business owner with an MBA. I've found that the "Make it happen" attitude of the former has helped me immensely with the latter. I'm happy to help with any questions in either arena.
I've joined the discussion because I'll be in the market for some land in the next year. Among other things, I'm intrigued by how different people choose their land. Specifically, the pros and cons of river frontage, proximity to a small community, how far from "civilization" such a property should be while at the same time being a relatively easy trip if needed, and the list goes on. I fully expect to find an even bigger list of questions I never knew to ask.
I'm also interested in permaculture and other low-maintenance production methods as I don't expect to be able to visit the farm daily.

Know I'm late to the game, but hello from yet another Texan located near the Gulf

Welcome, New to this site myself.

The first feature I like on my East Texas BOL. is that it is 3 hours away from Houston and 2.5 hrs from Dallas and is 6 miles outside the nearest town (pop 2,000). It is in the deep woods and I have a couple of ponds totalling 1.5 acres of water. The site is carved out of the piney woods so game is plenty. The pond and the oak's acorns draw the white tails to the water.

I would try to buy a property with a pond of at least 0.5 acre. Having that water stored for irrigation and even drinking water (if it can be treated) goes a long way to off grid capability. not to mention having a few catfish to harvest. If there is no pond, look at the topography to see if a pond can easily be formed by damming the low area. I am having my pond water tested by The Angelina and Neches RIver Authority to see if I can treat it for potable water. Wells are super expensive. My lowest quote was $12k for a 200' well drilled, encased and packed ONLY. no pump or pressure tank set up. I can get water from a pond and treat it with solar pumping for half that price. I will know for sure when the test results get back.

To me a small pond and distance from major areas are two mandatory things. JMO, Good Luck

We chose our land because it was inherited (ie. free for us). The pro's with the 5 acres of it is already water well, 8 miles from a smallish city, two hours from 2 major cities either way, some wild game, trees, fairly hidden, and stuff grew fairly well on it years ago. Not going to look at con's cause we are just going to work with what we got.

It'd be a fairly good BOL, but we are going to bug-in there.
