It was a damn hot day here today! Of course it was a perfect day to lay asphalt. 😃 I have 2 buildings finishing up for a total of 8 homes it’s about 22,000 square feet total. I have 4 more buildings in different phases behind these and 2 more buildings in permitting phase. I think I will have this project built out by the end of next summer all units currently have contracts on them so sometime next year I’ll be looking fo for new project.

Those are very nice. I'm so glad I do not work on asphalt crews. I like that those houses are separated by the double garages. Less fussing about noise bleed through.

There are actually 4 units, the other side of the building looks exactly the same. They are separated by fire walls so you would have to be extremely loud for a neighbor to hear you plus most of my customers are 70 years old and up.
 
With that age and above, very nice that they are on one level and I hope the garages open in the kitchen area for grocery taking in. Looks as if they are well off approximately 70+ age group.

You walk in through the garage into the laundry straight into the kitchen. In every building 2 of the 4 units have an upstairs suite that has a massive bedroom and a huge bathroom. The old folks seem to really like those for when family visits. The units that don't have the upstairs are 3 bedrooms and the units with the upstairs suites are 4 bedroom.

Pouring a big foundation wall today. The footing is 7’ wide and the wall is 12” thick. It called for #4 rebar in the footing and I opted for #5. The concrete was specked at 3500 psi And I went with a 4000 psi mix. Cheap insurance as far as I’m concerned.

I must have missed the first part. Are we expecting an imminent attack by the Russians? That is quite the substantial building.

I have always tried to put good bones in anything I build.
 
It was only 50 yards started at 1230 done before 3, it took 3 days to set the forms, tie steel and get ready.

More work getting ready to pour than the pour itself.
 
It is amazing how curing concrete gets hot.

It certainly does when you add calcium, which was done when I was concrete form setting in the Denver area, it kept the cement from freezing, calcium mixed with water is also used in farm tractor tires for traction, nasty liquid, shrinks leather, ruins boots and gloves.
 
Concrete form setting and tear down is some of the hardest work I've ever done, I lost 15 pounds in one month, the hard work didn't bother me, it was the ice on my hat that put an end to my form setting. I'm thankful for the Knowledge I gained by doing concrete work, I made all my forms for the stem walls for our home, also built a 1,100 gallon concrete cistern and wore out a friend that helped mix concrete for our sun room foundation. At 79 years a 90 pound sack of Ready-Mix is almost more than I can handle, I used 12 of them making our solar array frame, it didn't seem all that long ago that I could sling a 94 pound sack of cement on my shoulder and walk up the hill to where we made the cistern. Hashbrown, I certainly like the work you and your family do, it all looks great.
