Well, Howdy Again! I wasn't very active here when I first joined two years ago (see the OP)
But since we have now bought land for a homestead, I'll be more active since I'll be needing a lot of advice.
If Pearl doesn't run me off first 😉

Tishomingo State Park is one of my favorite parks! I did some rock climbing and rappelling there back in the day. I would have loved to move to that area when I retired but my wife had other ideas :rolleyes:
Can you still get cheap electricity from TVA?

Tish State park is within walking distance of My son in laws parents.
We are a good way out, J.P Coleman closer but the turnoff makes it close to the same.

I have been to both many times through the years we used to go to the lodge at Tish for Family stuff sometimes.

I don't think anyone gets cheap power now, My bill is pretty high for all the meters I have.

The cheapest is on the Farm Shop it is about $40 and $12 water when the Air Compressor is not on and we are not welding a lot.

Welcome, from an acknowledged city dweller who's always been interested in prepping and preparing for the worst. Homesteading is the next level and being able to survive long-term when and if SHTF.... The IF part is 'if' it will happen in my lifetime. Right now I don't have a lot of options other than to be prepared, sounds like you're doing better, congrats.
 
I feel like a poser here since I live in the city and not on a homestead, but I hope that will change soon. I'm looking at a 55 acre tract that is relatively remote, but a half hour from my daughter's house. Spring fed creek runs right through the middle of it.
My sisters and I own a 400 acre tree farm that is my current BOL. We have three tractors with implements which are currently mainly used for maintaining food plots for deer. The only problem with it is that it is brutal in summer and staying cool off grid would be difficult. Other than that it has a 1600' artesian well, over 350 acres of oaks and very fertile soil, lot's of game and is way off the beaten path. The fertility of the soil is such that the only challenge growing things is the pests, both of the furry and insects varieties.
The 55 acre tract I'm looking at is at a higher elevation and a good bit farther north, so summers won't be such a challenge. But other than a few food plots and dirt roads it is completely undeveloped while the tree farm is livable right now.
